Buying a home can be the biggest investment you will make in your life. That’s why its important to get both a timber pest inspection and a building inspection done so you know the house is a good investment. Building inspections are very different to a pre-purchase timber pest inspection.
A building inspection is completed by a qualified builder, who will report on the structural integrity of the house. The timber pest inspection is completed by a qualified pest controller. They will report whether there are any timber pests in the house or around the property. Timber pests include termites and borers.
Although we don’t do building inspections ourselves, we work very closely with some other reputable building inspectors who can complete the building inspection side of the inspection. When you call us we can organise the builder who will do the inspection at the same time as us
A pre-purchase timber pest inspection is slightly different to a normal timber pest inspection. By law we are required to sign an agreement with the buyer before conducting a pre-purchase timber pest inspection.
We take great care when doing our inspections as we realise we are conducting a very important service and what we report on can have heavy repercussions on whether the buyer goes ahead with the sale or not.
It can also be noted that in a pre-purchase timber pest inspection we work for the buyer. Our job is to inform the buyer if their purchase has any hidden “skeletons in the closet” per say.
A lot of the time when we conduct a pre-purchase timber pest inspection the buyers often wishes to be there at the same time. We strongly welcome this as it gives us a chance to show and explain anything that we may find in our inspection.
We are happy to spend as much time as needed until the buyer is satisfied with their purchase or has adequate information to enter into negotiations with the seller.
We have at times conducted a timber pest inspection for the seller before listing the house for sale. This is highly recommended as we can let the seller know if there could be any issues they may not know about before selling. We can also give our recommendations as to what should be done if timber pests are found, therefore giving the seller a greater chance at selling their house.
We provide a 12 month warranty for cockroaches, ants and spiders for residential places, and guarantee our work for commercial sites until the next service is due. We only offer a 1-month warranty for fleas and rodents. This is because fleas can be re-introduced quite easily, and the control of rodents will only last as long as there is bait in the bait stations we leave. That said, we generally use enough bait that will last a residential property 6 months in normal conditions.
Regarding timber pest inspections,we can’t offer any warranty, as termites could potentially turn up at your property a month after we have done our inspection. If we install a termite treated zone to your house, we will endeavour to offer a warranty where possible. This is done on a case-by-case basis andwill let you know beforehand what we can and can’t offer.
A warranty means we will come back, free of charge, to retreat the problem area. We can’t guarantee that after our treatment you won’t see a single pest throughout the warranty period, its normal to see the odd pest around, but if you have persistent problems, we encourage you to call us back. It’s all part of the service that we offer.
The chemicals we use are designed to kill the intended pest we are treating for. At the end of the day they are chemicals, and there are certain precautions that have to be followed when using them. But they are designed to have the least impact/ effect on humans, and pets, while being the most effective against the pest we are treating. Without getting too technical, a lot of the pesticides we use are designed to only work on pestsand are fairly harmless to humans. For example, one of the termiticides we use kills termites by hardening their exoskeleton, which prevents them from malting to their next stage. This chemical is harmless to humans and pets because we don’t have an exoskeleton.

The large majority of the pesticides we use are reasonably odourless. Most of them you can barely smell, and once dry won’t be noticeable.
The pesticides we use are mixed with water and then sprayed on the intended surface. The active ingredient in these pesticides then bonds and adheres to the surface. One application of wiping or mopping the surface that’s been sprayed wont straight away take off the active ingredient. Continuous mopping will eventually take off the active ingredient over time. The same goes with rain. Once we spray the external of a house, the active ingredient is bonded to the walls of the building. As long as it gets a chance to dry, rain will not wash off the chemical. You may even wash your external walls down with a garden hoses and still be fine. Though a high-pressure hose would sufficiently take off the active ingredient.
The pesticides we use are designed to effectively kill only the intended insects. Most of the chemicals we use are reasonably harmless to pets. Birds and particularly fish are most susceptible to our pesticides. We take appropriate caution regarding birds and fish. Before we conduct any treatments, we will ask you if there are any pets and will advise of what needs to be done in each case. If you have dogs or cats we generally recommend putting their food and water bowls away, and mainly for dogs, help keep them away while we are spraying.
